RealABQ Real Estate’s Real/Smart/Value Program works on a simple concept: The technology we now have in the real estate industry has simplified our workload big time. A simpler workload means less cost for us. Less cost for us should mean less cost for you, right?

But for some crazy reason the Big Box Brokerages, and most of the little ones, are still charging the same commissions. Even now, after the DOJ and a bunch of lawyers have hammered our industry into major changes for years of price gouging, the Real Estate Big Boxes are looking for workarounds.

They have no intention of adjusting to the times by lowering your costs. And it’s not about crazy, it’s about money. The real estate industry enjoys doing half the work but still wants the same amount of money they charged 20 years ago. They don’t believe in Less Cost for You. They don’t even know what that looks like.

The RealABQ Real/Smart/Value Program says if I can sell your house with less work, I can charge you less to do that and still make a nice living.

But saving money makes no sense if you get an inferior product or a lower level of service. RealABQ Real Estate doesn’t cut corners or reduce services. I’m a local, independent, full-service brokerage. In fact, I offer a higher level of service than the typical Albuquerque brokerage, big-box or not.

That said, I also offer a range of service from full, concierge level, to a low-cost DIY listing service.

Full Service, Soup to Nuts

Enjoy my undivided attention and personalized guidance from our first conversation to closing. I’ll manage all aspects of your sale, from market analysis to the closing table. I provide staging advice and professional photography. I’ll work with you on legally required disclosures and contract forms review. I’m a skilled negotiator and will work closely with you when offers start to come in, making sure you get the best deal possible.

I have excellent title company resources. I attend and supervise all inspections and work with appraisers. And I’ll sweat every penny from making the deal through the escrow process. I don’t hold you hand, I work with you as a partner, taking time to understand your goals and how I can best help you realize them.

And my fee structure is simple. Here is what I charge:

  • Homes priced to $250,000, fee $5,850

  • Homes priced to $350,000, fee $6,850

  • Homes priced to $450,000, fee $7,850

  • Homes priced to $550,000, fee $8,850

  • Homes priced to $650,000, fee $9,850

  • Homes priced to $750,000, fee $10,850

  • Homes priced to $850,000, fee $11,850

  • Homes priced to $950,000, fee $12,500

  • Homes priced above $950,000, fee $14,500

My Full Service Support Includes:

Goals and needs evaluation and a full review of the selling process with you.

Careful evaluation of your home in its current condition, working up a detailed market analysis that include suggestions for increasing your bottom line.

I provide current and ongoing market reports for your area, so you know what’s happening in your market.

Documenting all showings with as much showing feedback as possible to help make ongoing marketing and selling decisions.

Expert, detailed offer review, including cost and net analyses so you can make informed counter offers and maximize that closing bottom line.

Expert, ongoing negotiation work as we move through the diligence and inspection phase and work towards a clean, favorable closing.

Staying in close touch with the buyer’s broker and lender, to keep things running as smoothly as possible.

Full title company supervision, making sure title and closing documents are received on time, properly evaluated to protect your interest and get to the closing table without glitches.

Attendance and supervision of all inspections to ensure things are done correctly and damage free, and closely working with you to resolve any issues that may pop up.

If there are issues to address, and you are willing to address them, help with contractors and service providers who are reasonably priced and reliable.

Closing support to make sure things get done on time and every dollar due to you, comes to you.

Fee paid only upon successfully locating a willing and able buyer and getting the deal closed.

Single Service, Your Deal

Prefer to do it yourself? My Listing Only package provides you the tools you need to sell your home on your own. I’ll provide area market reports and review your listing price with you if you’d like. I’ll go over the important contract and disclosure forms with you, so you know what is and isn’t needed. I’ll provide professional photographs.  I’ll list your home in the Southwest MLS and/or Santa Fe MLS and from there make sure it accurately migrates to all other major listing portals, like Zillow. I’ll forward offers as they come in and help you break them down. I’ll arrange title and escrow services. But it will be your deal to handle.

  • Homes priced to $500,000, fee $2,250

  • Homes priced above $500,000, fee $3,250

  • Broker Price Opinion (BPO) $125

  • Hourly rate for miscellaneous services $110

My Self Service Support Includes:

List price review, at your option, to ensure you are positioned well in the market.

Professional photos, virtual tours and floor plans.

A QR coded yard sign that sends buyers right to you.

A secure, electronic lock box that updates you on all showings.

Expert evaluation of all offer documents, including cost and net analyses, with a bullet point summary to help you make decisions.

Full review of title paperwork, survey and inspection reports, and assistance with responses to issues or objections as needed.

Background support and advice throughout the diligence and escrow process.

Fee paid upon agreement of terms and start of service.
