The biggest change is, you’ll need to sign a buyer broker agreement before looking at homes with your agent. This is a good thing. The agreement will define what your buyer agent will do for you (and you really, really need to make sure you are working with an agent and not a transaction broker). The agreement will also define exactly what you will be paying your agent. Be clear on this. Buyers have always paid their agent’s commission. In the past it was made to look like the seller was paying the commission because it showed up on the seller’s side of the closing statement. But since you were handing over the money at the closing table, all the seller was doing was pushing some of that money that YOU PAID directly to the brokerages involved in the sale.
Often, that amount was not made clear to you because it didn’t get talked about. Now it’s going to get talked about.
What my Real/Smart/Value program does is recognize that most Brokerages are going to still charge you a 3% commission whenever possible. If seller’s won’t pay that, you’ll be on the hook for the balance. My program will charge considerably less, reducing the likelihood that you’ll have to pay anything out of pocket and also reducing the overall cost of your home.

I provide the services below at the following fees to help you secure the deal and successfully close.
My Single Service Support Includes:
List and offer price review, at your option, to ensure you are getting a solid deal.
Expert preparation and submission of all required offer documents and advice on supplemental documents that may help protect your deal.
Full review of title paperwork, survey and inspection reports, and preparation of responses and objections as needed.
Continuous support and advice throughout the diligence and escrow process and attendance at closing.
